As a landlord, letting your property can be a stressful time, which is why we have created this guide to letting your property, outlining the letting process step by step.

1. Valuing your rental property

We offer honest, transparent valuations based on genuine local market knowledge, with the sole aim of getting you the best possible rent for your property. There is no charge attached to this service.

2. Getting the best market price

When we visit your property for a rental valuation, we won’t just consider its size, condition and location, we’ll look at a whole range of factors that make the difference between achieving a good market price for the street and a record price for the street. The differences are subtle but we know what they are.

3. Making your property stand out

To successfully let a London property, it takes skill and creative talent to make your property come alive on the page, and that’s why we bring in expert photographers and writers to add those special touches to our marketing details. This information is then distributed to key property sites such as Primelocation , Rightmove and Zoopla.

4. Never miss a viewing

We work around the clock to make sure you don’t lose a single potential viewing. We understand that your ideal tenants are busy professionals and we’re prepared to fit in around their hectic schedules to secure the right tenancy.

Our Wimbledon and Battersea offices are open from 8am – 8pm Monday to Friday, and from 9am – 5pm on Saturdays, but we don’t stop there. If needed, we’ll arrange viewings on Sundays or after 8pm throughout the week.

5. Negotiating to secure the best offer

It’s great when a property gets interest from several prospective tenants; with careful coordination this can produce a really positive result for the landlord.

When it comes to negotiating the best offer from the most suitable tenant, you can rely on our team’s experience. We’ll pass on all offers to you and help you decide which to accept.

6. Finalising contracts

Once you’ve accepted an offer from a tenant you can leave it to us to do the checks required. This includes confirming the prospective tenant’s identity and address, obtaining employment references, previous landlord references, proof of UK bank statements and copies of passports.

While this information is being collected, we’ll ask the tenant to make an initial deposit payment made up of:

- Equivalent of 6 weeks' rental payment
- First month’s rent in full

When all checks have been carried out and we’ve received satisfactory references, we will prepare a tenancy agreement that complies with current EU laws and regulation.

7. Your new tenant moves in

On moving-in day your new tenant will pick up their keys from us, together with a welcome pack that includes details of who is managing the property, plus important contact numbers.

We make this a slick, smooth process designed to make the move-in day, as simple and as straightforward as possible.

8. Looking after your property

We provide an exceptional property management service, caring for your home, as if it were our own and giving you complete peace of mind.

We’ll be happy to continue the relationship we’ve established with you by looking after your property throughout the tenancy, undertaking repairs, routine maintenance, arranging annual gas safety checks, periodic electrical inspections, keeping legal documents up to date and dealing with tenants. We’ll also carry out regular inspections and report back, so you can be assured that your property remains in great order.

9. Renewals

Long-stay tenants lower your costs, and increase the return on your property investment. That’s why it’s in your interest to keep tenants in place for as long as possible.

10. End of tenancy

Winchester White can help with all the legal and practical issues that arise when a tenancy ends. When Winchester White manages your property we will issue the appropriate legal notices, inspect the property (using the inventory as a reference), and negotiate any amounts to be deducted from the deposit. We would also handle the repayment of deposit monies owed, organise any necessary repairs, and arrange for the property to be cleaned, leaving it looking just as good as the day your last tenant moved in.
